  • Courthouse Visits: Members meet one-on-one with each County

    Commissioner, City Commissioner and Directors of Community Development to present our local legislative agenda; establish working relationship with officials; introduce Key Contacts; ask how we can help with their policy agenda.

  • Housing Issues Briefing:  Report to elected officials, government staff, key community leaders and press on state of housing and housing markets in area.  Re-iterate housing policy agenda.

  • Impact Fee Presentation to Membership:  Educate membership on pros and cons of impact fees, including specific proposals currently under consideration.

  • Government 101/Land Use Law For REALTORS:  Clock hour course combined with GAD presentation outlining Washington land use regulatory environment, how government works, and how REALTORS can be affected or make an impact.

A subcommittee will convene to study the

County housing market and barriers to providing housing affordable to middle income families.  This group will use the information to identify solutions and make recommendations for changes needed in our County and City Comprehensive Plans and/or development regulations.

County.  Kristy Buck and Rob Drexler will serve as contacts to International Speedway Corporation and pass on relevant progress and need for member mobilization.

Government Affairs - Legislative Proposals 

  • Planned Unit Development Regulation for Allyn, Belfair, Shelton UGA

A Planned Unit Development (PUD) would allow for a wider variety of housing choices by allowing developers variances in standard development regulations multi-unit projects on small parcels of land.   

  • Critical Area Regulations for urban areas

Amend County critical area regulations to provide customized standards for critical areas in our urban areas. In urban settings, habitat and critical area functions are frequently already impacted causing larger buffers to provide little value.  High value critical areas in urban areas should be identified and receive more protection offsetting any loss of function and value realized by existing developments. 

  • Amend definition of short subdivision from 4 lots to 9 lots

RCW 58.17.020 authorizes local governments to define short subdivisions as any division of property that creates 9 or less new lots.  Currently,

Mason

County defines a short subdivision as 4 lots or less.  Increasing the number of lots to 9 decreases time and cost for smaller development projects. These savings can reduce the price of housing by reducing the cost per unit.

 

  • Explore Opportunity to Establish a Metropolitan Parks District for Park funding

Currently, park construction projects are funded by REET 2 revenues.  A Park District would be a ballot approved special taxing district authorized to collect levies on property taxes to fund parks.Sub-Committee:  Alisha Harrison, Dinah Griffey, Rob Drexler, Richard Beckman   Comp Plan Amendments:

    Planning Policy ensuring “No Net Loss” of Buildable Lands

Policy would require a review of how new land use regulations (ie: no touch buffers, setbacks, etc) would affect the amount of buildable land available.  If the regulation takes land out of development, it must be replace elsewhere in the County.              City of

Shelton Government

City of

Shelton Commissioners has a work plan in place which includes multiple issues affecting quality of life and housing in the City.  The Committee will monitor these issues and actively seek opportunities for input in policy development as they come up on the Commission agenda.  Issue items include:

  • Create Transportation Benefit District
  • Manage Levy Lid Lift Ballot Initiative
  • Propose resolution dedicating new funds solely to infrastructure
  • Update subdivision code
  • Zoning code revisions
  • Parks and Recreation Comp Plan
  • Complete Unincorporated UGA Plan and Development Regulations
  • Develop Transportation Impact Fees and sidewalk development program.
  • Revise Development Standards
